Before you buy: Is the HVAC in good condition?

Because purchasing a condominium in Miami is such a major step, you will probably want to have the property inspected carefully before signing on the dotted line. While the person you hire to perform the examination will be looking for major problems, he or she is not going to be providing you with the answers to all the important questions, though. Because the climate in Florida makes a fully functional air conditioner a necessity for comfort, the heating, ventilation and air conditioning system is one area where you may want to dig a little deeper than the standard report.

According to Curbed.com, even if your condo is in a multi-family building, you may be held responsible for some of the financial burden if the HVAC system needs to be replaced. To determine how long the current system has been in place, you may want to request notes from the homeowners’ association board meetings. This may also allow you to see how the costs of this type of repair or replacement affects the members of the HOA. The property manager may also be able to provide some of this information.

If your home has its own air conditioning system, you may still want to determine how soon you may have to replace it. Although it is not something the inspector would typically tell you, you may still be able to find out without a hassle because the age of the condenser is a good way to learn this information. If it is more than 12 years old, it may be nearing the end of its life span. The serial number is the key you need to find this answer.
